The Performance Monitor report is an estimate of how well the combination of Guestrev and the person(s) managing the property is performing.
Three key measurements that calculated for each historical arrival date: Actual, First Come First Served, and Hindsight Optimal. For each measurement, the occupancy percentage, room nights, room revenue, Average Daily Room Revenue (ADR), RevPAR, non-room revenue, Average Daily Other (ADO) non-room revenue, total revenue (room + non-room) and Total Revenue per Occupied Room (Total POR) are calculated.
The Actual values are those actually achieved. First come first served values are based on accepting booking requests in the order they were received until no rooms are available to sell. Hindsight optimal values are based on the best mix of bookings that could be achieved if all unconstrained demand was known in hindsight.
To ensure a consistent comparison between the first-come, first-served, actual, and hindsight optimal revenue values, revenue statistics are used for room revenue and non-room revenue rather than actual revenues.
Report Columns
- Hotel: The ID or property code for the property.
- Inventory Date: The calendar date of the Inventory Date.
- DOW: The day of the week of the Inventory Date.
- Room Category: Grouping of Room Types; one of the four attributes used for defining the Revenue Management Product.
- Control Segment: The level of customer segmentation used for inventory control.
- Customer Segment: Displays whichever customer segment was requested, either individually or all.
- Physical Capacity: Physical capacity of the room category.
- OOO Rooms: Number of out of order rooms.
- Occ% (Occupancy Percentage): ((Transient + Group room nights) / Hotel physical capacity)
- No Control Occ% (Occupancy Percentage Using No Control Values): (No control room nights / Physical capacity)
- Optimal Occ% (Occupancy Percentage Using Hindsight Optimal Values): (Optimal room nights / Physical capacity)
- Room Nights: Transient room nights.
- No Control Room Nights: No control room nights.
- Optimal Room Nights: Optimal room nights.
- Room Revenue: Room revenue using actual room nights and revenue statistics.
- No Control Room Revenue: Room revenue using no-control values and statistical revenue.
- Hindsight Optimal Room Revenue: Room revenue using hindsight optimal values and statistical revenue.
- Room Revenue Opportunity: Hindsight optimal room revenue less no control room revenue.
- Room Revenue Gained: Statistical actual room revenue less no control room revenue.
- Remaining Room Revenue Opportunity: Hindsight optimal room revenue less actual room revenue.
- Percent Room Revenue Opportunity Realized: Percent of hindsight optimal room revenue realized (Room revenue gained / Room revenue opportunity).
- ADR: ADR computed with actual nights and room revenue statistics.
- No Control ADR: ADR computed with no control values and statistical room revenue.
- Optimal ADR: ADR computed with hindsight optimal values and statistical room revenue.
- RevPAR: Room revenue (using revenue statistics) divided by each available room (physical capacity less out of order rooms).
- No Control RevPAR: No control room revenue divided by each available room (physical capacity less out of order rooms).
- Optimal RevPAR: Hindsight optimal room revenue divided by each available room (physical capacity less out of order rooms).
- Non-room Revenue: Non-room revenue using actual room nights and non-room revenue statistics.
- No Control Non-room Revenue: Non-room revenue using no control room nights and non-room revenue statistics.
- Hindsight Optimal Non-room Revenue: Non-room revenue using hindsight optimal room nights and and non-room revenue statistics
- Non-room Revenue Opportunity: Hindsight non-room revenue less no control non-room revenue.
- Non-room Revenue Gained: Statistical actual non-room revenue less no control non-room revenue.
- Remaining Non-room Revenue Opportunity: Hindsight optimal non-room revenue less actual non-room revenue.
- Percent Non-room Revenue Opportunity Realized: Percent of hindsight optimal non-room revenue realized (Non-room revenue gained / Non-room revenue opportunity).
- ADO (Average Daily Other): Non-room revenue using actual non-room revenue / actual room nights.
- No Control ADO (Average Daily Other): Non-room revenue using no control non-room revenue statistics / no control room nights.
- Optimal ADO (Average Daily Other): Non-room revenue using hindsight optimal non-room revenue statistics / hindsight optimal room nights.
- Total Revenue: Sum of actual room and non-room revenue using revenue statistics.
- No Control Total Revenue: Sum of no control room and non-room revenue.
- Hindsight Optimal Total Revenue: Sum of hindsight optimal room and non-room revenue.
- Total Revenue Opportunity: Hindsight optimal total revenue less no control total revenue.
- Total Revenue Gained: Statistical actual total revenue less no control total revenue.
- Remaining Total Revenue Opportunity: Hindsight optimal total revenue less actual total revenue.
- Percent Total Revenue Opportunity Realized: Percent of hindsight optimal total revenue realized (Total revenue gained / Total revenue opportunity).
- Total POR (Total Per Room Sold): The average value of hotel revenue and non-room spend for all guests ((hotel revenue + non-room value) / rooms sold).
- No Control Total POR: POR computed with no control total revenue.
- Optimal Total POR: POR computed with hindsight optimal total revenue.
- Total Denials: Actual lost transient room nights due to lack of availability
- Total Regrets: Actual lost transient room nights from guests that were turned away due to price sensitivity of the customer.
