Guestrev - day in the life - occupancy metrics

This video is part of a learning series designed to demonstrate how a revenue management professional uses Guestrev daily to review hotel performance and rate recommendations to maximize revenue for their hotel. Let’s walk through how to review a specific date. Start by reviewing key metrics for the date and see how it is pacing compared to last year. Select the date from the calendar and select “Day View” under Manage Day

Occupancy Metrics

First take note of the Action Index in the upper right corner. As previously mentioned, the higher the Action Index the more revenue opportunity that is available. The action index of 100 indicates there is significant revenue opportunity.  As we work through the review, we will discover the drivers behind this Action Index.

On the day view tab, it is important to review key metrics such as revenue, Occupancy, and ADR and see how they compare to the prior year.

  • In the first box, review Transient Room Revenue which shows what is currently on the books and the variance to what was on the books this same time last year.
  • This also includes the projected transient room revenue and the variance to last year final revenue. There is also the option to review Transient Non-Room Revenue and Transient Total Revenue. 
    • Note that when you review non-room revenue, this metric reflects ADO, your AVERAGE DAILY OTHER ancillary revenue
    • And when Total Revenue is select, this reflects your TOTAL PROFIT (room revenue and ancillary) per available room).

Next, review the total hotel occupancy, including group and the transient occupancy.  Hotel Occupancy shows the current and projected overall hotel occupancy along with the variances to last year

  • Transient Occupancy breaks out the group data to display current and projected transient occupancy along with the variance to same time and final last year occupancy

The last section displays the current and projected ADR along with the variances to last year
